How to Choose the Right Contractor in Seattle: A Homeowner's Guide
Choosing a contractor is one of the most important decisions you'll make during a remodel. The right contractor becomes your partner, advocate, and problem-solver. The wrong one? A nightmare of delays, cost overruns, and subpar work. Here's how to find the right fit for your Seattle home renovation.
1. Verify Their License and Insurance (Non-Negotiable)
In Washington State, any contractor working on projects over $1,000 must be licensed, bonded, and insured. This isn't optional. You can verify a contractor's license status at the Washington State Department of Labor & Industries website. Look for:
- Active license: Not expired, not suspended.
- Bond coverage: Protects you if they don't complete the work.
- Liability insurance: Covers property damage during the project.
- Workers' compensation: Protects you if a worker is injured on your property.
If a contractor hesitates or says "I don't need that for small jobs," walk away. Immediately.
2. Ask for Local References (and Actually Call Them)
Any contractor can show you a portfolio of beautiful photos. What you need are real homeowners who've lived through the process. Ask for at least three recent references from projects similar to yours in scope and location.
When you call, ask:
- Did they stay on budget and timeline?
- How did they handle unexpected issues?
- Would you hire them again?
- How was the cleanup and final walkthrough?
3. Get Multiple Detailed Bids (Not Just Estimates)
There's a difference between an "estimate" and a "bid." An estimate is a rough guess. A bid is a detailed, line-item breakdown of costs. You want bids.
Get at least three bids from licensed contractors. If one is significantly lower than the others, that's a red flag—they're either cutting corners, underestimating the work, or planning to hit you with change orders later.
4. Check Their Seattle Permit Track Record
Seattle's Department of Construction & Inspections (SDCI) keeps public records of all permits. A good contractor will have a history of pulling permits properly and passing inspections. You can search permit history by contractor name on the SDCI website.
If they suggest skipping permits to "save time and money," that's a massive red flag. Unpermitted work can tank your home's resale value and leave you liable.
5. Trust Your Gut (Communication Matters)
Beyond credentials, pay attention to how they communicate. Do they return calls promptly? Do they listen to your concerns? Are they willing to explain their process?
A remodel is a months-long relationship. If you feel talked down to or dismissed during the bidding phase, it won't get better once they have your money.
Red Flags to Watch For
- Asking for large upfront payments (WA law limits deposits to 1/3 of total cost or $1,000, whichever is less)
- No written contract or vague contract terms
- Pressure to sign immediately or "lock in" pricing
- No physical business address (just a P.O. box)
- Cash-only payments
